What is a home measurement or floorplan service?

Home measurement services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, a certified appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total area and the overall layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Challenging real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more space than you own! Unless a certified appraiser has performed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A measurement service can secure fair market value for your house. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service executed by an appraiser (after any renovation that might have affected square footage).

Information for real estate agents

To ensure that your client's home closes at a price that correctly reflects market value, we advise requesting a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested since they can view the layout and characteristics of the property before and after a showing.
